What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences for size, floorplan, view, or finishes.
What does the application and leasing process look like?
Applying at Cardinal East Village is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 3 to 5 business days of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee per applicant
- Administration fee
What income is required to qualify?
Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $3,220.00 apartment, a minimum income of $9,660.00 per month is required.
What is acceptable proof of income?
We accept:
- 60 days most recent pay stubs
- Most recent prior year tax returns (self-employed)
- Official offer letter on employer letterhead issued within 30 days
- Bank statements from the last 2 months.
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
No, we do not offer short-term lease options at this time at Cardinal East Village.
What lease terms are available?
We offer flexible lease terms ranging from 12 to 15 months. Current available terms include 12, 13, 14, and 15 months. Contact our leasing office for pricing by term length.
Question: Is there a preferred employer program? If so, who are the preferred employers?
We offer discounts or incentives for employees of. Contact our leasing team to learn more about your exclusive benefit.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
On move-in day, you will meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 48-72 hours.
What is your move-out process?
Before moving out, please contact Xfinity to return account to property, schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Cardinal East Village. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $300,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What tour options are there?
We offer:

Tours are available during leasing office hours:

What size apartments do you offer?
Cardinal East Village offers 2-bedrooms, 3-bedrooms, 4-bedrooms townhomes ranging from approximately 1,327 sq ft to 2,024 sq ft. Visit our floorplans page to explore all layouts.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.
What's the difference between your floorplan options?
Our Floorplan A is a 2-bedrooms/ 2.5-bath townhome with 2-car garage / private fenced yard. Our Floorplan B offers 2-bedrooms/ 2.5-bath and a flex room/ 2-car garage / private fenced yard. Our Floorplan C1/C2 is a 3-bedrooms/ 3.5-bath townhome with 2-car garage / private fenced yard. Our Floorplan D is a 3-bedrooms/ 3.5-bath townhome corner home with 2-car garage / private fenced yard. Our Floorplan E is a 3-bedrooms/ 3.5-bath townhome with 2-car garage / private fenced yard. Our Floorplan F is a 4-bedrooms/ 3.5-bath townhome with 2-car garage / private fenced yard.
Will I be able to see the actual apartment that I will be renting?
Absolutely -- we will do our best to show you your specific unit. We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.
Which floorplans have the best natural light?
All of our floorplans feature floor-to-ceiling windows / south-facing exposure / some are corner placement that maximize natural light. Ask our leasing team for the sunniest options!
What is the typical ceiling height of your apartments?
Our apartments feature 10-foot ceilings throughout.
Do any of your floorplans have a den or home office space?
Our Floorplan B include a flex space usable as a den, home office, or storage area.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24-48 hours.
Can I request a specific floor or location?
Absolutely! We will note your preferences -- corner lot, specific street, or east/west facing. Our team will do their best to match you.
What is the lease renewal process?
We will notify you approximately 60-90 days before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), pet fees/rent, and Smart Bundle.
How do I pay rent?
Rent can be paid securely through our Resident Portal using debit, credit, or ACH bank transfer.
When is rent considered late?
Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 4th.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee of 1 months' rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities electric, at least 1 week before move-in:
- Electricity: Sawnee EMC
- Water/Sewer: Community- Billed
- Gas: Community-Billed
- Internet: part of Smart Bundle
Is the community wired for high-speed internet?
Cardinal East Village is wired for high-speed internet. Internet is included as part of Smart Bundle.
Who are the internet providers?
Internet service is available through Xfinity. Xfinity is our preferred/contracted provider, offering speeds up to 600 Mbps. Contact Xfinity 855-638-2855
Is Wi-Fi available in common areas?
No, there is no Wi-Fi in the common areas.
Who do I set up electricity with?
Electricity is provided by Sawnee EMS. Contact them at (770) 887-2363 or visit their website. We recommend doing this at least 1 week] before move-in.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.
How do I submit a maintenance or service request?
Submit requests through the Resident Portal, or call our leasing office at 470-407-0053. For emergencies, call 470-624-6644 immediately.
How long is the average maintenance request?
Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
We do not offer furnished apartments, but our team can recommend local furniture rental services.
Do your apartments have in-home laundry?
All homes include a full-size washer and dryer.
What finishes and appliances come standard?
All homes at Cardinal East Village include:
- Stainless steel refrigerator, range, dishwasher, microwave
- Quartz countertops
- Wood-style plank flooring in living areas
- Subway tile backsplash, soft-close cabinetry
Do apartments have patios/balconies?
All apartments include a private patio and balcony.
Can I have a grill on my patio/balcony?
Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies. Electric grills are permitted. Community grilling stations are available at 1400 building.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What smart home features are available?
Cardinal East Village includes/offers:

- Doorbell camera
What happens if something breaks in my apartment?
Submit a maintenance request through the Resident Portal/ 470-407-0053 as soon as possible. Our team will address it within 1-3 business days. For urgent issues water leak, HVAC failure, call 470-624-6644 immediately.
Are there quiet hours?
Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.
What amenities does your community offer?
Cardinal East Village is a neighborhood-style community with amenities including:
- Community clubhouse

What are the rules for the clubhouse amenities?
Amenity areas are for residents and approved guests only:
- Guests must be accompanied by a resident
- Clean up after pets in all outdoor areas
- Observe posted hours and quiet hours
Full community standards are in your lease and welcome packet.
What are the clubhouse hours?
The clubhouse is open daily upon approval.
Can I reserve the clubhouse for a private party/event? If so, is there a cost?
The clubhouse is available for private reservations. Contact 470-407-0053 to book. Availability is first-come, first-served.
Do you have outdoor spaces or green areas?
Yes! Cardinal East Village features landscaped courtyards and community green space with grills available for all residents.
Do you have elevators?
No. As a community of 3 story townhomes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.
What is the parking like?
Each home includes an attached 2-car garage and private driveway. Additional guest/overflow parking is available throughout the community.
Do you offer reserved parking?
Parking is private to each home via your dedicated driveway and/or garage. Your home's parking is exclusively yours -- no separate reserved parking program.
What if I have 2 cars or a car and a motorcycle?
Each home includes a 2-car garage and driveway, accommodating 4 vehicles. Additional street parking is available first-come throughout the community. Motorcycles are subject to vehicle count limits.
Does the community offer on-site recycling?
Recycling is collected curbside on Wednesdays / via bins at each home. Please follow posted guidelines.
Where do I take my trash?
Trash is collected curbside on Wednesdays. Bins should be placed at the curb by 7am and returned to your property after pickup.
Where do my packages get delivered?
Packages are delivered directly to your front door, garage door, or mail-box parcel box.
Are there additional storage options?
Additional on-site storage is not currently offered.
Is there somewhere for me to keep my bicycle secured?
Your attached garage is the ideal place to store bicycles securely.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date. Your key fob / access card / resident app will be activated at your move-in appointment.
Are pets allowed?
Yes! We welcome pets at Cardinal East Village. We allow up to 3 pets per home. Breed and weight restrictions may apply -- see our full pet policy.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 3 per home
- One-time pet fee per pet
- Monthly pet rent per pet
- Weight limit: 100lbs - Breed restrictions: contact us
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
All pets must be registered.
Is there guest parking?
Yes! Guests may use your driveway / designated guest parking areas at parking spaces between buildings. Please be mindful of neighbors and avoid blocking driveways or fire lanes.
How long can a guest stay with me?
Guests are welcome to stay for up to 10 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
